Jul. 12th, 2002 08:06 pmOur lease had a fee of X per air conditioner per year. We had signed a one-month lease extension (this is for the current month), which had the same clause (with a new X, but let that pass). Then we got an invoice saying we were delinquent in the amount of X.
This hardly seemed fair. I had a whole dispute strategy mapped out. Bring this to the real estate company's attention, framing it as an error: since it said "per year", and the lease was one month, the appropriate amount would be X/12. This was an opening position, and I was willing to play it amiable and compromise on X/3, taking 3 as the number of summer months in a year. But if they wanted to play hardball, I'd have to hint that small claims court would surely see X/12 as the legal amount (and hope they didn't know that the reason we weren't renewing the lease was because we're moving way too far to show up for a small-claims appearance). All worked out.
So I brought the invoice to their attention, to the attention of the woman who is in the office downstairs, and she said "oh, I'll have that removed."
Did I feel like a prat.
